Expense Control and
Accounting Management
Our accounting approach is solid, similar to that of a top-level company, with official accounting and resistant to tax audits.
We provide detailed quarterly reports to the Community and, annually, we present exhaustive financial analyzes at the Ordinary General Meeting, including essential budgets for the proper functioning of the farm.
We recommend that owners consider an item for “unforeseen events” or “depreciation of the building” depending on the needs and characteristics of the property.
Legal Advice
With strong community management experience and deep legal knowledge, we are prepared to address a wide range of challenges that may arise on your farm. Our philosophy is based on seeking agreements between neighbors, but we understand that this is not always possible.
In such cases, we recommend the use of the arbitration award through the Arbitration System of Communities of Owners or, in exceptional situations, the judicial route, where we have been successful in recovering debts through monitoring procedures.

Attendance at
General Meetings
At VALBUENA Y DÍEZ we offer a complete service for Homeowners’ Meetings that includes attendance at meetings and the preparation of calls and minutes.
Our minutes are written by our secretary-administrator and are closed with the signature of the President of the Community of Owners.
We notify all owners of the agreements, ensuring they are informed. We distribute copies in mailboxes and mail them to those who do not reside on the farm.
After each meeting, we closely monitor the implementation of the agreements to ensure their efficient execution for the benefit of the community.
Control of unpaid debts
The most common challenge that homeowner communities face is, without a doubt, the issue of non-payments.
Our approach to controlling non-payments is rigorous and consistent. We begin the process with a monthly control of outstanding debts and, in the first instance, we send debt reminder letters to the delinquent neighbor. If these letters fail to resolve the situation, we proceed to formal notification of the debt by means of a certified letter, copying the President of the Community and warning that we will inform the Board of Owners about the debt.
If efforts to resolve the debt amicably are not successful, the settlement of the debt balance will be carried out at the Ordinary General Meeting of the Community.
Notice & Repair Management
At VALBUENA Y DÍEZ, we manage maintenance notices, supervise repairs and handle claims with insurance companies.
We receive maintenance notices from neighbors and immediately direct them to the Community maintenance company or assign a qualified professional if there is no contract.
If the problem is covered by insurance, we notify the company and arrange repair and, if necessary, compensation.
Requests for quotations
for works
Our experience has allowed us to establish strong relationships with a wide number of companies that can meet all of your building needs.
As part of our services, the Administration will provide a comparative dossier that will include at least three offers for each project that the Community of Owners wishes to carry out. Of course, any owner can provide the offers they wish, which is highly recommended, since this facilitates decision-making by the Neighborhood Council.
Budgets for construction projects, unless otherwise agreed, must be approved at a neighborhood meeting by a majority vote of the owners present at the meeting.
Once one of the offers has been accepted, the Administration will be in charge of formalizing the corresponding work contract. This contract will specify the conditions of the work, including the form of payment and guarantees, among other important details. In addition, we will be in charge of managing the municipal permits necessary to carry out the project.
